Project Overview
AAA Top Quality Asphalt was contracted by Everett Whitehead Construction to complete the asphalt paving, concrete curb, striping, and sealcoating work for the LEGOLAND Florida Outer Park Project in Winter Haven, Florida.
This large-scale project involved the overlay of approximately 628,337 square feet (69,815 square yards) of the existing outer parking lot. AAA placed approximately 6,000 tons of SP 12.5 TLC asphalt at 1.5 inches in one lift.
The project required extensive coordination and careful phasing due to the high volume of traffic associated with an active theme park.
Scope of Work
AAA Top Quality Asphalt’s scope included:
- 628,337 SF / 69,815 SY asphalt overlay
- Approximately 6,000 tons of SP 12.5 TLC asphalt
- 1.5-inch asphalt overlay in one lift
- Maintenance of Traffic (MOT)
- Demolition of an existing 4,095 SF / 455 SY island
- Installation of 6 inches of base in the demolished island area
- Asphalt paving of the new base area
- Installation of approximately 200 LF of Type D trench curb
- Striping of the entire Outer Park parking lot
- Sealcoating of approximately 294,666 SF / 32,740 SY of the main entrance, VIP parking, and covered parking areas
Project Challenges
Because LEGOLAND Florida remained an active theme park throughout construction, maintaining access and minimizing disruption to park traffic was a major consideration.
The paving operation had to be carefully broken into multiple phases, with AAA’s paving operations limited to Monday – Thursdays due to theme park traffic and operational requirements.
This required detailed planning, scheduling, and coordination between AAA Top Quality Asphalt, the owner’s representative, and Everett Whitehead Construction.
AAA’s Approach
AAA worked closely with the owner’s representative and general contractor to coordinate each phase of the work and keep the project moving efficiently within the limited work windows.
The size of the project, restricted work schedule, and need to maintain access required a highly organized field operation.
AAA’s experienced production team was able to mobilize the necessary equipment and manpower, coordinate the paving operation, and efficiently place large quantities of asphalt within the available work windows.
The Result
AAA Top Quality Asphalt successfully completed the approximately four-week project, delivering a large-scale parking lot improvement while working within the operational constraints of an active theme park.
This project is a strong example of AAA Top Quality Asphalt’s ability to successfully manage large commercial paving projects with complex phasing, tight work windows, significant production requirements, and coordination between multiple project stakeholders.
